Buyer FAQ

Questions buyers ask us all the time

This is one of the biggest misconceptions in real estate. Going direct doesn't save you money — most of the time, it costs you more.

The seller's agent has already negotiated their commission with the seller before the home ever hits the market, so that cost doesn't change whether you have representation or not. What does change is who's protecting your interests.

The seller's agent is legally and contractually representing the seller — not you — and negotiates deals like this every single day. Without your own agent, there's no one in the room whose job is to protect your position, catch risks in the contract, or negotiate on your behalf.

In most cases, buyers who go direct end up paying more and taking on more risk, not less.

All REALTORS® are real estate agents, but not all agents are REALTORS®.

REALTOR® is a licensed trademark that means the agent is a member of a real estate board and bound by a strict Code of Ethics — it's a higher standard of accountability, not just a licensing formality.

A conditional offer means the deal is agreed to in principle, but it still needs to satisfy certain requirements before it's final.

Most commonly this includes financing approval, a home inspection, and (for condos) a review of the condo corporation's financial and legal documents. If a condition isn't satisfied, the buyer can typically walk away with their deposit.

It's strongly recommended, even on newer homes.

An inspection gives you a professional, unbiased look at the condition of the property — structural, mechanical, electrical — so you know exactly what you're buying and can negotiate repairs or price if issues come up.

A deposit is paid shortly after your offer is accepted to show good faith and is held in trust until closing.

A down payment is the portion of the purchase price you pay upfront (separate from your mortgage) on closing day. Your deposit typically counts toward your down payment.

In most transactions, buyer representation is paid for out of the commission the seller has already agreed to pay — not out of your pocket.

That means you generally get full representation, guidance, and negotiation support at no direct cost to you.

Generally, anything permanently attached to the home (fixtures) stays with the sale — light fixtures, built-in cabinetry, window coverings.

Anything not attached (chattels), like furniture or freestanding appliances, is negotiable and should be spelled out clearly in the offer.

In Alberta, you must close with either a current Real Property Report (RPR) with a compliance stamp, or a title insurance policy.

An RPR is a survey drawing that shows your property boundaries and all permanent improvements fixed to the land — fences, decks, sheds, the house itself — so you can confirm everything sits within your lot lines.

If a current RPR is not provided, title insurance is required. It protects you against issues an RPR would normally reveal, such as encroachments, boundary defects, or zoning problems, plus other title risks like fraud or existing liens.

Your lawyer will advise which option fits your transaction. Both are designed to give you confidence in what you're buying.

New builds often come with warranties and more customization but may involve deposits paid over time, construction timelines, and less room to negotiate.

Resale homes are move-in ready and give you a clearer picture of the property as-is, with more room for price and condition negotiation.

Once accepted, you move through your conditions (financing, inspection, etc.), finalize your mortgage, complete a title search, and work with a lawyer to prepare closing documents.

On possession day, ownership and keys transfer to you.

Yes, though it usually requires careful planning.

Options include bridge financing, a subject-to-sale offer, or qualifying for both mortgages temporarily. It's worth discussing your specific financial picture early so we can map out the right approach.

Pre-qualification is a quick, informal estimate of what you might afford based on self-reported info.

Pre-approval is a formal process where a lender verifies your finances and commits (usually for 60-120 days) to a specific mortgage amount and rate — it's what sellers and agents take seriously when you're making an offer.

A pre-approval is not the same thing as final mortgage approval, so we still recommend understanding your lender's requirements before removing financing conditions.
